This work seeks to contribute to the integration between urban planning and cultural and historic heritage preservation, through the study of a regulatory code, specifically devised for urban areas characterized by the presence of historic and cultural built heritage. The objective is to prove that the architectural ensemble of special districts would benefit from a customization of the rules derived from conventional zoning, instead of its usual unedited application. That is because the effect of zoning upon such areas is often the mere translation of protective polygons to special districts, without the establishment of a customized, fitter urban regulation. As a case study for the abovementioned code, the protective polygon for the Bela Vista District in São Paulo was used. Its perimeter comprehends 685 out of nearly 900 buildings registered as heritage since 2002. The study takes heritage buildings - municipally and officially registered as such – as the sole references for the adaptation and supplementation of current building rules. Firstly, a typological classification of the site’s buildings retrieves its identity typologies. The typological classification assessed the resilience of the urban plot and construction traditions, taking the formal characteristics of identity typologies as parameters. The following step consisted of the adaptation and supplementation of current building rules, according to the classification outcomes and main theoretical references. The customized rules were then applied to a set of blocks, which was simulated using parametric modelling methods. Finally, the results of the simulation resulted from the given criteria was compared to the simulation of current rules and current occupation. The comparative analysis showed the simulated code returned a similar or bigger density that that of the intended zoning ordinances, therefore suiting expectations of the real-estate market while also granting value and preservation measures to the site’s built heritage. This study also presents the potential of detailing of and deepening of the classification and simulation methods, starting from the addition of more variables, and the potential application of such methods on real cases
